Should I Bother With A Survey? 

Purchasing a house or flat is the biggest financial commitment most people make in their lifetime; although your mortgage provider may conduct a valuation, this simply provides them with a financial assessment of your property’s approximate value for loan purposes. Employing the services of a professional surveyor will give you a full and detailed report, and uncover any potential faults of a property before you buy thus enabling you to make an informed decision and avoid unseen costs once you’ve moved in. Building Survey

This type of survey provides a detailed report. It is recommended for older properties and those in need of work, or for purchasers who want to know in more detail the condition of a building for their peace of mind. They also help indicate any work that may need to be done to the property before you buy it. Formerly called a structural survey, we would recommend that you choose a building survey for a large, older or run-down property, a building that is unusual or has been altered, or if you are planning major works. It costs more than the RICS HomeBuyer Report because it gives much greater detail about the structure and fabric of the property. 
 

What is a Party Wall?

A wall which is common to two (or more) properties. Some xamples are:

  • you have an existing (built) wall and a neighbour has built something butting up to it.

  • a wall forming part of only one building but which is on the boundary line between two (or more) properties.

  • a garden wall, where the wall is astride the boundary line (or butts up against it) and is used to separate the properties but is not part of any building.

  • floors and ceilings of flats etc. 

  • excavation near to a neighbouring property. 


What is an Expert Witness Defect Report?

Quite often works are carried out to Buildings which have been poorly undertaken and we have acted as Experts in a number of Contractual Disputes. We have also been able to carry out individual defect reports on specific items and advise on repairs and supervise the works which are necessary.
